On a narrow Atlantic barrier island, the upper elevation of a house faces the ocean without the wind-break the ground floor gets from the dune line, hedging, and mature palms. The second-story panes take the heaviest share of salt aerosol — a fine, hygroscopic film that pulls moisture out of the marine air and re-wets itself between rains. Left to cycle through Jupiter Island’s humidity, that film clouds the glass and, over seasons, begins to etch the surface of impact-rated laminated panes. Upstairs windows are also the ones nobody reaches casually, so the load compounds unseen.

The materials narrow the method. Hurricane-code laminated glass, low-E coatings, and oversized fixed transoms do not tolerate aggressive blading or the wrong scrubbing pad, and the region’s hard water dries to visible mineral spotting the moment tap water is left to sheet off in the sun — which is why a purified-water rinse, not a stronger detergent, is what actually clears second-story glass. Screens, tracks, and weep channels quietly pack with wind-driven sand and palm shed, holding grit against the glass edge.

Then there is what sits directly below the work. Coquina and shell-stone sills and facades are porous calcium carbonate; acidic cleaners or uncontrolled runoff etch and spot them permanently. Add the height over pool decks, the reflected heat off the water, and the screened enclosures that block a straight ladder line, and this becomes a coastal access-and-chemistry problem — not routine window washing.

1. The partner maps the salt load elevation by elevation — the ocean-facing upper panes carry far more aerosol than the sheltered side — and reaches them with a water-fed pole from the ground where possible, setting a stabilized ladder only where the deck or lanai footing is sound.
2. Impact and low-E glass is cleared with a purified-water rinse that dries with no mineral residue, so tall transoms are not left with the hard-water spotting that tap water leaves behind on a hot elevation.
3. Coquina and shell-stone sills, bands, and facades below the work are shielded and rinsed with pH-neutral water only, so porous calcium carbonate is never etched by runoff or acidic product.
4. Screen panels, sliding tracks, and weep holes are cleared of wind-driven sand and palm pollen, and gaskets on the impact frames are checked, so grit is not left to abrade the glass edge before the next onshore blow. Nothing is worked over an unprotected coquina surface, and the deck is left dry.

• Late May, before hurricane season opens on June 1 — establish a clean, documented baseline on the upper glass while access is easy and the weather is settled.
• After any named storm or sustained onshore blow — salt spray and airborne grit are driven hardest onto the second-story ocean-facing panes and should be rinsed off before they bake in.
• Through the August-to-October peak, when humidity and infrequent rinsing rains let the hygroscopic salt film rebuild fastest on upstairs glass between cleanings.
• During spring palm shed and pollen, when fronds and yellow pollen coat screens, tracks, and transom ledges above the lanai.
• Ahead of the December-to-April season, before winter residents return and the house is opened for guests and entertaining.
