Insured for height work.

Minimum two million dollars in general liability, plus the height-work coverage that two-story exterior glass and skylight access require. Verified at signing and renewed annually. Improvised ladder work on architectural glass is the wrong answer; the local partners carry the right one.

One partner, recurring cadence.

The same partner learns your glass — orientation, mineral history, screen condition, the panes that need the seal checked rather than scrubbed harder. The cadence builds itself into a recurring schedule. The relationship is with us; the work is performed by the partner under their own contract.

What is included

The scope of a standard window visit.

  • Pre-inspection. Pane count, orientation, mineral and biological condition, screen condition, seal integrity. Documented before the visit begins.
  • Interior and exterior glass as scoped — typically both, but either alone is available on a stand-alone basis.
  • Screens cleaned, re-tensioned where slack, and replaced where mesh has lost integrity (mesh replacement quoted separately).
  • Tracks, sills, and frames wiped down as part of the visit, not as an upcharge.
  • Specialty chemistry where the inspection calls for it — hard-water mineral dissolver, chloride-film restoration, post-construction mortar haze removal.
  • Skylight and clerestory access where the home requires it, using pole-fed or scaffold approach rather than improvised ladder work.
  • Post-visit walkthrough with the homeowner or household staff. Notes on any pane that needs the seal flagged for repair rather than cleaning.

Window cleaning prices range widely. A bungalow with twenty single-pane windows is not the same job as an oceanfront modernist with a two-story glass wall and a row of skylights. The factors below shape every tailored quote.

Pane count and architecture

Total pane count, plus the geometry of the glass — bay windows, French doors, atrium courtyards, and glass walls each price differently than standard double-hungs.

Stories and height-access

Single-story versus two-story versus architectural multi-level. Height-access pricing reflects the equipment and insurance the work requires.

Screens, tracks, and frames

Screens cleaned alongside the glass, re-tensioned, or replaced. Tracks and frames included by default; deep-clean track service is a separate scope when buildup is heavy.

Interior, exterior, or both

Most clients book both at the same cadence; some book exterior more frequently due to climate. Interior alone is offered as a stand-alone scope.

Mineral and chloride film

Hard-water mineral spotting and salt-spray chloride film each require restoration chemistry, not just standard cleaner. First-visit restoration is sometimes a separate scope from recurring maintenance.

Skylight and specialty glass

Skylights, clerestories, atrium overheads, and impact-glass installations each require specific access technique. Solar panel cleaning is offered where the partner is verified for panel work.

What is the difference between standard window cleaning and hard-water restoration?

Standard cleaning lifts dirt and surface film. Hard-water restoration uses a separate chemistry to dissolve mineral deposits that have bonded to the glass. The two are sequenced — restoration first if the inspection finds it, then a standard service to finish. Skipping the restoration step on mineral-deposited glass produces a clean-looking pane that still has spotting visible at the next angle of sun.

How is salt-spray film handled differently from hard water?

Salt-spray film is chloride-based, not mineral-based. It requires a different chemistry — one that breaks the chloride bond without etching the glass coating. Coastal partners carry the specific product line for it. Inland crews working glass for the first time on the coast usually do not.

Are screens included in standard service?

Yes, cleaned alongside the glass. Re-tensioning is included where the mesh has loosened on its frame. Mesh replacement is quoted separately because it involves materials and frame work beyond cleaning scope.

How is two-story exterior glass handled?

With appropriate access equipment — pole-fed extension where the geometry permits, scaffold or lift where it does not. The local partners are verified for height work and carry the insurance that goes with it. Improvising on a homeowner’s stepladder is not part of the scope and never the right approach.

What is the recommended cadence for recurring window cleaning?

Most clients settle into a quarterly cadence for combined interior and exterior service. Coastal homes typically move to monthly or six-week intervals for ocean-facing glass during active season. Homes with architectural skylights and clerestory glass often book those panes on a longer cadence than the standard windows. The partner builds the cadence into a recurring schedule once the home is known.
