Every carpet partner we work with is verified for the materials common to high-value homes — wool area rugs, silk-blend Persians, Berber wool, designer-spec wall-to-wall. The cleaner who knows wool is not always the cleaner who knows synthetic. We confirm the difference before listing.

Minimum two million dollars in general liability coverage on every partner. Documented annually. A wool rug worth more than a sedan deserves more than the standard residential cleaning insurance — and our partners carry it.

One partner, recurring relationship.

The same partner learns your home — fiber inventory, sensitive rooms, pet schedule, hosting calendar. The visits look the same in March as they did in January. The relationship is with us; the work is performed by the partner under their own contract.

What is included

The scope of a standard carpet visit.

  • Pre-inspection. Fiber and soiling assessment per room. Pet-area identification. Documented condition before the visit begins.
  • Specialty pre-treatment where the inspection calls for it — enzyme application for pet odor, traffic-pattern pre-spray, spot treatment for known stains.
  • Hot-water extraction at the temperature and pressure appropriate to the fiber, with chemistry calibrated for wool versus synthetic.
  • Rug rotation on request, where pile direction has set unevenly over time.
  • Furniture handling within the scope of the visit — light pieces moved and replaced; heavy or fragile pieces noted, cleaned around, with disclosure ahead of the appointment.
  • Post-visit walkthrough with the homeowner or household staff. Documented finish, drying-time guidance, and follow-up if anything was missed.

We do not post starting prices because they would mislead. A move-out carpet cleaning on a 6,000 sq ft home with three flights of stairs and embedded pet odor is not the same job as a single-room refresh. The factors below shape every tailored quote.

Square footage and room count

Total cleanable area, room count, and the configuration of open versus closed plan. Larger homes price by area, not by hour.

Fiber type

Wool, silk-blend, synthetic, and Berber each take different chemistry and drying protocol. Designer-spec materials are flagged at inspection.

Soiling level and history

Light maintenance versus annual deep clean versus post-construction or move-out condition. Recently cleaned carpet prices differently than five-year-untouched carpet.

Pet impact

Urine, odor, and allergen reduction require specialty enzyme pre-treatment and longer dwell time. Pets in the home are factored even where no obvious accident is present.

Stairs and access

Stairs price per flight. Tight-stair geometry and runner attachments add time. Multi-story homes price differently than single-floor layouts.

Furniture and access

Whether furniture is moved as part of the scope or cleaned around. Heavy pieces, fragile pieces, and built-in millwork are disclosed at inspection.

What clients ask before the first visit.

How is wool rug cleaning different from synthetic carpet cleaning?

Different chemistry, different water temperature, and different drying protocol. Wool absorbs moisture more deeply and reacts to alkaline cleaners that synthetic shrugs off. The local partners are verified for both, and the inspection identifies which protocol applies before any chemistry touches the fiber.

Can pet odor actually be removed, or only masked?

Removed, in most cases. The protocol involves an enzyme pre-treatment that breaks down the uric-acid crystals odor returns from, followed by extraction at temperatures hot enough to lift the dissolved residue. Where odor has saturated into the pad, replacement is the honest answer rather than chasing it with chemistry forever. The partner will say so at inspection if that is the case.

How long does the carpet stay wet after a visit?

Typically four to six hours, depending on fiber, humidity, and airflow. The partner provides drying-time guidance specific to your home at the post-visit walkthrough. Wool tends to hold moisture longer than synthetic; humid coastal homes dry slower than dry desert homes.

Do you handle Persian and antique rugs, or only modern carpet?

Both, where the partner is verified for the material. Antique and high-value Persian rugs are sometimes better serviced off-site, in a controlled environment, rather than cleaned in place. Where that is the right call, the partner will say so and coordinate the pickup, cleaning, and return. Restoration-grade conservation work on rare or historically significant rugs is outside our scope and we refer those cases to specialist firms.

What is the recommended cadence for recurring carpet cleaning?

Most clients settle into a twice-yearly cadence for primary living areas, with high-traffic rooms and stair runners visited quarterly. Homes with pets, young children, or active hosting calendars often move to a quarterly whole-home cadence. The partner builds the cadence into a recurring schedule once the home is known.
