A post-construction pane is not a dirty pane. Through a build it collects a layered crust — fine gypsum drywall dust, alkaline stucco and mortar splatter, silicone and construction-adhesive smears, thermoplastic caulk, paint overspray, and the metal swarf thrown off when railings, hurricane shutters, and rebar are cut on site. Each of those wants a different removal method, and several will scratch or etch the glass if the wrong one is used first.

On a barrier island the timeline is compressed. Mortar and stucco carry lime; once salt-laden humidity settles onto a fresh splatter it cures harder and faster than it would inland, bonding tight to the silica surface and resisting the mild solutions that would have released it a week earlier. Metal filings from shutter and railing installs begin to oxidize within days in the salt air, leaving rust freckles that pit the glass permanently if they are not lifted early. Coquina and shell-stone cut for sills and cladding throws a calcium-rich dust that behaves like a mild abrasive the moment anyone dry-wipes it, and palm shed and wind-blown grit add to the load between trades.

The new impact glazing raises the stakes further. Laminated hurricane units run large, thick, and costly, and much of the field is tempered — a surface that shows scratches readily and cannot be polished out once it is marked. Manufacturer labels left on through weeks of Florida sun leave gummy adhesive and a UV shadow ghosted into the glass. Get any step wrong on a wall of floor-to-ceiling panes and the remedy is replacement, not a re-clean. This is careful, deliberate first-clean work, not a squeegee pass over a finished house.

1. Survey first: each pane is identified as tempered or annealed, remaining stickers and splatter zones are mapped, and loose gypsum, coquina dust, and grit are cleared with a soft brush and flood rinse so nothing abrasive is dragged across the surface.
2. Glass is soaked and the softened alkaline mortar and stucco worked loose chemically before any blade touches it — and a scrape test on an inconspicuous corner confirms the pane will tolerate a razor before it is used, never on tempered units at risk.
3. Oxidizing metal freckles are treated with an oxalic-based solution rather than driven deeper with a blade, and silicone and adhesive smears are released with solvents chosen to spare the laminated edges and glazing seals.
4. A salt-neutralizing wash and a pure-water final rinse leave no mineral film or detergent haze on the broad panes, and every frame, track, and impact-glazing channel is cleared of construction grit before sign-off.

• At substantial completion, before the manufacturer labels bake through another month of sun — the adhesive and its UV shadow are far harder to lift once fully cured.
• Immediately after shutter, railing, or impact-window installation, while the metal swarf is still loose and has not yet oxidized into rust freckles in the salt air.
• Before the November return, so the glass reads clean against the water light when owners and guests arrive for the winter season.
• After any mid-build pause during hurricane season, June through November, when wind-driven grit and debris have coated the exposed glazing.
• Ahead of the final walkthrough or listing photography, so haze, freckling, and label ghosts do not show on camera.
