Hard-water staining reads the same everywhere until you look at what put it there. On a Jupiter Island oceanfront, three sources stack: landscape irrigation drawn from mineral-heavy groundwater that oversprays the lower lights every dawn, salt aerosol carried in off the Atlantic that dries into a fine crystalline film, and the humidity that keeps both wet long enough to bond. Given months, the calcium, magnesium, and silica in that water do not sit on the glass — they etch into it, forming a bonded scale that ordinary washing slides right over.

What makes this its own category here is everything the glass is set into. Barrier-island estates are built for storm survival: impact-rated laminated glazing with soft low-E and pyrolytic coatings, framed and silled in coquina and shell-stone. The standard trade fix for etched mineral scale is an acidic descaler or an aggressive cerium-oxide polish — and both are exactly wrong on this house. Acid runoff pits and yellows coquina almost on contact, undercuts the calcium-carbonate matrix of shell-stone, and can haze or delaminate a coated impact pane. A partner who treats every stain as a scrub-and-acid job leaves permanent damage on surfaces worth far more than the window.

The salt layer complicates the read further. Salt film masks the true depth of the etch, so a surface that looks lightly clouded may be deeply bonded underneath, and one that looks ruined may clean up with a gentle chelating pass. Diagnosing that difference — before a single abrasive touches coated glass — is the whole job.

1. Rinse and de-salt first. The partner floods the glass and every coquina sill with clean low-mineral water to carry off airborne salt before any product goes on, so the treatment reacts with the actual mineral etch and not a surface crust — and so no chemistry gets driven into the shell-stone.
2. Test the etch depth on a masked lower light. A neutral chelating gel that binds calcium and silica without free acid is dwelled and checked; only where bonded silica resists does the partner step up to a controlled cerium-oxide hand-polish, kept off coated zones and away from every stone edge.
3. Protect the surround as the default, not the exception. Sills, coquina reveals, and shell-stone frames are pre-wet and physically masked so no descaler wicks into porous carbonate stone, which cannot be un-etched once burned.
4. Finish for the coating and the climate. Coated impact panes are squeegeed and dried to prevent fresh spotting, and the partner flags any irrigation head or reclaimed-water zone throwing directly onto the glass — the root cause — so the staining does not simply return by the next dry season.

• Late April into May, at the close of the dry season, once months of heavy irrigation overspray have laid down the year’s worst silica scale and before summer humidity bonds it harder.
• Early December, after hurricane season formally ends on November 30, to strip the salt-spray film and wind-driven mineral debris left by a summer and fall of Atlantic storms.
• After any named storm or strong nor’easter, when a surge of salt aerosol and blown grit coats the ocean-facing elevations and should be cleared before it dries and etches.
• Before winter-season openings and holiday arrivals, when the estate is put back into use and the seaward glass needs to read clear against low winter sun.
• Whenever a sprinkler zone starts spotting the lower lights — a sign a reclaimed-water or well head has drifted onto the glass and the mineral load is building faster than a normal cycle.
