What a renovation leaves in the pile is a mineral load, not household dirt. Gypsum and joint-compound dust are fine — single-digit microns — mildly alkaline, and slightly hygroscopic, so they drift to the base of the pile and cling to the scaled surface of wool fiber. Silica from cut stone, porcelain, and tile is hard and abrasive; sitting at the fiber base it works like sandpaper on the yarn every time the carpet is walked. A domestic vacuum skates over the top and leaves the worst of it in place.

Wetting that dust before it is removed is the common, permanent mistake. Water turns alkaline gypsum and joint compound into a thin cementitious slurry that sets in the fiber, stiffens the pile, and drives the mineral deeper. Wool is alkaline-sensitive — a high-pH rinse scours the fiber’s protective scales, dulls the color, and can felt the pile. Redwood and oak sanding fines carry tannins; introduce moisture and they wick brown staining up pale yarn.

Then the Atherton climate compounds it. The Peninsula’s coastal-influenced damp — a summer marine layer, wet winters, shaded estate rooms already inclined toward moss and mildew — means a wool carpet dries slowly. Over-wet a jute or cotton backing and you invite cellulosic browning and a musty set that is far harder to reverse than the dust ever was. The work is a dust-removal problem first and a cleaning problem second, done with real restraint on water.

1. Dry-side extraction first — HEPA vacuuming with pile agitation, in multiple slow passes, to lift gypsum, silica, and sanding fines from the base of the pile before a drop of water is introduced.
2. Fiber and backing identification with a pH check — confirming wool versus synthetic, reading whether the backing is jute, cotton, or synthetic, and neutralizing any residual construction alkalinity with an acid-side rinse tuned to wool.
3. Low-moisture cleaning matched to the fiber — controlled extraction or encapsulation that cleans the pile without saturating a slow-drying backing, with tannin blockers wherever redwood or oak fines are in play.
4. Managed drying — air movers and dehumidification sized to the room and monitored to a target moisture reading, so nothing stays damp long enough to brown, felt, or grow mildew in the coastal air.

• At the final trade-out, before furniture returns — once sanding, painting, and stone cutting are finished but the room is still open, so dust lifts out of an unloaded pile rather than being pressed in.
• Ahead of the winter rains, before November — book the low-moisture work in the drier fall window, so drying is not fighting Peninsula damp and the carpet is clean before the house closes up for the wet season.
• Late spring, after a wet winter — for a project that overwintered, clear the accumulated fines before the summer marine layer settles humidity back into shaded rooms.
• When the pile feels gritty or stiff underfoot — a sign of silica and set joint compound left at the fiber base, and that dry extraction was rushed or skipped.
• At any haze or dulling across pale wool — fine alkaline dust flattening the color, which only worsens and abrades the longer it is left to sit.
