An estate at the foot of Camelback or Mummy Mountain is built to look outward, and most of that view lives on the upper floor — clerestory bands, floor-to-ceiling picture panes, and stair-hall glass set two stories above the finished grade. That is exactly the glass no one can reach with a rag, and it is also the glass that takes the worst of the desert. Height puts it directly in the path of wind-driven monsoon dust, so the film that a first-floor pane sheds in a week bakes onto an upper pane through an entire dry season.

The load here is mineral, not just dirt. Irrigation and misting overspray drifts up against low-set second-story windows and dries into hard-water spotting; left through a summer of Sonoran heat, that calcium and silica bonds to the glass and begins to etch it. Bronze-anodized and dark aluminum frames — the desert-modern standard on these homes — hold heat, cook trapped grit into the gasket line, and show every water track. Cleaning glass that sits above stone and boulder landscaping is its own discipline: there is rarely level footing, ladders bruise soft travertine caps, and a dropped tool finds granite.

None of this is a taller version of ordinary window washing. It is height access over unforgiving hardscape, mineral chemistry that has to be dissolved rather than wiped, and frame and seal materials that punish the wrong solution. Get any one of those wrong on an upper elevation and the cost is not a smudge — it is permanently clouded glass and a scarred anodized frame that has to be seen from the great room every day.

1. The upper elevations are read first — access is planned with water-fed poles from grade or with padded standoff ladders that never bear on travertine caps or boulder edges, so second-story picture panes and clerestory runs are reached without marking the hardscape below.
2. Hard-water spotting is treated as mineral, not grime: purified or softened water and a controlled acidic dwell dissolve the calcium and silica from irrigation overspray, lifting deposits before they etch rather than grinding at them dry.
3. Bronze-anodized and dark aluminum frames get their own pass — grit is flushed out of the gasket and track before any blade touches the pane, and pH-appropriate solution keeps the anodized finish and the glazing seals intact through desert heat.
4. Upper glass is finished spot-free with a final pure-water rinse so nothing dries back into a film at height, then the whole elevation is checked in raking morning light, when streaks and haze on two-story glass actually show and the mountain view is easiest to judge from inside.

• Early October, once the monsoon closes — the summer’s blown dust and haboob film is at its heaviest on upper panes and can finally be cleared for good.
• Ahead of the November-through-April snowbird season — clear second-story glass before the household returns or guests arrive, so the mountain view reads the way it should.
• After overseeding and winter irrigation ramps up — misting and sprinkler overspray puts fresh hard-water spotting on low upper windows that is easiest to lift before it sets.
• Late spring, before peak UV — a pre-summer service clears the pane and lets the partner flag any glazing seal or anodized frame the sun is starting to fatigue.
• After any dust storm that coats the upper elevations — a single monsoon cell can film every second-story window overnight and warrants a targeted pass.
