On a Paradise Valley estate the glass gets the attention, but the sill track and the frame channel are where the desert actually collects. Fine Sonoran silt — far finer than ordinary house dust — rides in on afternoon wind and packs into the bottom of every sliding-door track and casement weep hole. It is abrasive by nature, and once it mixes with the season’s first humidity it sets into a gritty paste that grinds against rollers and gaskets each time a panel moves. Left alone, it is what stiffens a door long before the glass ever looks dirty.

The frames themselves carry a second, chemically different load. Overhead irrigation and misters throw hard well water onto the lower rails, and as it evaporates in the dry air it leaves a chalky mineral efflorescence — a white bloom — crusted along anodized aluminum and bronze-clad sills. That scale does not wipe off with a damp cloth; it wants a controlled acid dwell that a household product cannot deliver safely without etching the anodized layer or clouding the clear coat.

Then there is the sun. Relentless UV bakes the vinyl weatherstripping, EPDM gaskets, and setting blocks until they harden, powder, and shed into the track, where they blend with the silt into a compacted seam. A track and frame this loaded is its own category of work: three unlike deposits — abrasive grit, mineral scale, and degraded seal — layered in a narrow channel around finishes that each react differently to pressure and chemistry.

1. Dry-lift first — the partner vacuums and brushes the compacted silt out of every track and weep hole before any water touches it, so abrasive Sonoran grit is removed rather than smeared into a slurry that scratches the anodized channel.
2. Efflorescence is treated on its own terms with a finish-safe, diluted acidic dwell held only long enough to release the hard-water mineral bloom from the sill, then fully neutralized and rinsed — no blanket product across bronze cladding or clear-coated aluminum.
3. Weatherstripping and gaskets are assessed as they go: UV-powdered EPDM and hardened vinyl are cleared from the channel and flagged where a seal has failed, rather than being scrubbed back into the track to re-compact.
4. Controlled water only — tracks are flushed with metered volume, weep holes cleared to drain, and the frame hand-dried, so nothing is left standing in the channel to wick mineral staining back onto the finish as it evaporates in the desert air.

• Late May or early June, before monsoon opens — clear the tracks so the season’s blown dust and first humidity have nothing already packed in to bind to.
• Late September into October, after monsoon closes — the heaviest silt and haboob fallout of the year has settled into every channel and wants a full dry-lift and flush.
• Ahead of snowbird return in October and November — doors and windows that sat closed through the summer heat open smoothly again and the seals get checked before daily use resumes.
• After the spring wind season — March and April gusts drive fresh grit into sills that then bakes in place once temperatures climb.
• Whenever a slider has gone stiff, drags on its roller, or shows a chalky white bloom along the lower rail — all three are track-and-frame signals, not glass problems, and each gets worse the longer the grit stays compacted.
