A finished build coats glass in a very particular layer: gypsum drywall dust, thinset and mortar splatter, stucco and paint overspray, silicone and caulk skinning at the edges, adhesive haze from protective film and factory labels, and — most damaging — fabricating debris, the microscopic glass and metal fines left on the pane by on-site cutting, grinding, and welding. In the dry Sonoran air these do not stay loose; they settle and cure hard, bonding to the surface within days.

The glass itself raises the stakes. Paradise Valley estates are built around large-format, floor-to-ceiling picture panes that frame Camelback and Mummy Mountain, much of it soft-coat low-e carrying a fragile coating on the exposed face. Drag a squeegee or a razor across trapped fabricating debris and you leave permanent fine scratch arcs that no polishing lifts — the pane has to be replaced. This is not a dirtier version of a routine wash; it is a different discipline, closer to careful detailing than to glass maintenance.

Then the desert overlays a second problem. By the time the trades clear out, irrigation has usually been commissioned and the first hard-water overspray has already etched mineral spotting into the lower panes, while monsoon and grading dust has bonded to the construction film. The partner is solving two things at once: lifting cured builder residue and neutralizing hard-water efflorescence and fine desert dust, all without abrading a coating that cannot be recovered.

1. Test and map before touching glass — identify coated versus uncoated panes, confirm which face carries the low-e coating, and flood-test a hidden corner so no razor ever meets soft-coat glass by accident.
2. Flood and float rather than scrape — each pane is soaked and construction fines are lifted with generous water and a soft pad so debris is carried off the surface, not dragged across it, with blade work reserved for hard, verified deposits on tempered or uncoated glass.
3. Address the desert-specific residue — dissolve hard-water spotting and irrigation efflorescence with the mildest effective dilution, then work the anodized frames, sliding tracks, and screens where grading and monsoon dust packs in and holds moisture.
4. Detail the edges and reveal last — clear silicone skin, adhesive, and overspray from the perimeter and mullions, then final-squeegee to a streak-free finish under low desert humidity, which flashes water fast and exposes every missed pass.

• At substantial completion, before furnishings arrive — construction residue cures harder the longer it sits in dry desert air, and empty rooms give the partner full access to floor-to-ceiling glass.
• Before snowbird arrival for the October-through-April season — owners returning to a newly finished or renovated estate want it photograph-ready, not clouded with builder haze.
• After monsoon season closes in late September — if the build ran through the July-to-September storms, blown grading dust and hard-water spotting have layered over the original construction film and both need lifting together.
• Once irrigation and hardscape are commissioned — the first cycles throw mineral overspray onto the lower panes, so the clean is scheduled after landscaping wraps and gets done in one pass.
• Ahead of final walkthrough or listing photography — punch-list sign-off and real-estate imagery both hinge on glass that reads as invisible.
