An Atherton home’s second-story windows sit in a microclimate the ground floor never sees. Above the roofline they take the full wind-driven load off the Peninsula marine layer — a fine, persistent fog film that dries into a mineral haze rather than rinsing clean. Because these panes are read from below and against the sky, every missed edge and every dried droplet is visible from the motor court in a way a first-floor window forgives. What looks acceptable at eye level looks streaked from twenty feet down.

Then there is the canopy. Mature redwood, coast live oak, and bay shed pollen, needle litter, and tannin-heavy leaf drip that the fog keeps damp for days. On shaded north and east upper elevations that moisture never fully burns off, and the glass corners, glazing beads, and wood sash rebates become a foothold for moss and green algae. Left alone, that organic growth etches into old putty lines and lifts paint from the frames — so the frame is not an afterthought here, it is half the job.

Add the mix of materials common to these houses — true divided-lite windows, large fixed picture units, painted or stained wood sashes, and metal screens that trap pollen — and a single squeegee pass is the wrong tool. Each surface holds a different soil and tolerates a different touch, and all of it lives at height, reached only by ladder or pole over hardscape and beds that will not tolerate a careless boot or a wash of dirty runoff.

1. The upper storeys are cleared first with a water-fed pole system running purified, deionized water, so the mineral haze the marine layer leaves behind rinses spot-free with no residue — the failure mode that makes tall glass look dirty again by afternoon.

3. Divided-lite windows and painted wood frames are worked by hand at the muntins and sightlines, with tannin streaking and pollen crust drawn off the frames and screens rather than pushed into the corners where the fog will reactivate it.
4. Ladder and pole placement is planned around the estate’s mixed-material motor court and soft plantings, so flagstone, pavers, and beds take no ladder-foot marking or dirty runoff, and the upper elevations are reached and finished without a mark left below.

• Late spring, once oak and redwood pollen has finished dropping — clear the season’s heaviest coat off upper glass and screens before the summer fog sets it into a film.
• After the first stretch of summer marine layer — the June and July fog leaves a mineral haze on high elevations that only a deionized-water pass removes cleanly.
• Early autumn, ahead of the winter rains — go into the wet season with frames sound and glazing lines clear so moss and algae have less to take hold on.
• Late winter, at the first dry break after the storms — check north- and east-facing upper sashes for green growth that colonized during months of damp shade, and clear it before it etches putty or lifts paint.
• Before you host — when the second-story elevations will be read from the drive or terrace and streaks from below are unacceptable.
