Why Double-Pane Windows Fog Up — and What Actually Fixes It

A haze between the two panes of a window that no amount of cleaning will touch is not dirt. It is condensation trapped inside a sealed glass unit whose seal has failed. Understanding why that happens — and why a cleaning cloth can never reach it — is the difference between chasing a problem that has no cleaning solution and addressing the actual cause.

What a double-pane window actually is

A modern insulated window is not one piece of glass. It is an insulated glass unit, or IGU: two panes of glass separated by a spacer bar around the perimeter, with the gap between them sealed and filled with dry air or an inert gas such as argon or krypton. That sealed cavity is the entire point of the design. The still, dry gas between the panes is a poor conductor of heat, which is what makes a double-pane window insulate far better than a single sheet of glass.

Two things keep that cavity dry. The first is the seal itself — typically a dual seal of polyisobutylene as the primary moisture barrier and a structural secondary seal of silicone or polyurethane around the outside. The second is a desiccant, a moisture-absorbing material packed inside the hollow spacer bar. The desiccant captures the small amount of humidity sealed into the unit at the factory and keeps the interior surfaces of the glass clear. As long as the seal holds and the desiccant has capacity, the cavity stays dry and the glass stays clear.

Why the fog appears — seal failure, not dirty glass

Fog between the panes means the seal has failed and the cavity is no longer sealed against outside air. Once the barrier is breached, humid air migrates in and out of the cavity with changes in temperature and pressure. The desiccant absorbs moisture until it is saturated, and after that it has nowhere to put the incoming humidity. When the glass cools — overnight, or on the shaded side of the house — that trapped moisture condenses on the inner surfaces of the panes. You see haze, droplets, or a milky film that appears in humid conditions and seems to clear in dry heat, only to return.

This is worth stating plainly because it changes what you do about it: the moisture sits on the inner face of the outer pane and the outer face of the inner pane — the two surfaces facing the sealed cavity. No cloth, squeegee, solvent, or professional cleaning method touches those surfaces without cutting the unit open. A window cleaner who tells you a foggy IGU can be wiped clear is either mistaken or selling something. The cleaning trade and the glass-repair trade are two different things, and this is a glass problem.

How to confirm it is really a failed seal

  • The haze is between the panes, not on a surface you can wipe. Run a dry cloth over both the interior and exterior glass. If the film does not move, it is inside the unit.
  • It changes with temperature and humidity. Internal condensation often appears in the cool of the morning or on a shaded elevation and fades in direct afternoon sun. Surface condensation and dirt do not behave that way.
  • There may be a permanent residue. Once moisture has cycled inside a unit for a long time, it can leave mineral deposits or an etched cloudiness on the interior glass that persists even when the unit is dry. Why some windows fail sooner than others

Seal failure is a matter of when, not if — every IGU has a service life — but several factors move that timeline forward substantially.

Heat and thermal cycling

The primary enemy of an insulated glass seal is expansion and contraction. Every day the sealed gas heats, expands, and pushes outward on the seal, then cools and contracts overnight, pulling inward. The seal flexes with each cycle. In a climate with intense sun and large daily temperature swings — the desert conditions of Paradise Valley or the summer heat load on unshaded southern and western elevations — that cycling is more extreme and more frequent, and seals fatigue faster.

Solar exposure and low-E coatings

Windows in direct sun absorb ultraviolet radiation that degrades the organic seal material over time. Units on the south and west faces of a home generally fail before those on shaded or northern elevations, and reflective hardscape nearby accelerates it further.

Standing water and drainage

The secondary seal sits in the window frame, and if the frame’s weep holes are blocked and water pools around the bottom of the unit, that constant moisture attacks the seal from outside. It is common where sprinkler overspray, coastal humidity — the maritime air of Jupiter Island or Golden Beach — or poor drainage keeps the glazing pocket wet. Age and altitude

Most residential IGUs carry a manufacturer warranty against seal failure in the range of ten to twenty years, a fair reflection of expected service life. Units installed at high elevation, or shipped across a large altitude change, endure extra pressure stress on the seal because the gas was sealed at a different atmospheric pressure.

What actually fixes a foggy IGU

Because the moisture is inside a sealed unit, the real remedies all involve the glass itself, not cleaning. There are three legitimate paths, in rough order of durability.

Replace the insulated glass unit

The most reliable fix is to replace the failed IGU with a new sealed unit while keeping the existing frame and sash. A glazier measures the unit, orders a matching double-pane insulated glass with the same coatings and gas fill, and swaps it in. The frame, the hardware, and the window opening all stay. This restores the original insulating performance and the clear glass, and it carries a fresh warranty on the new unit. Replace the whole window

If the frame is also failing — rotted wood, corroded metal, hardware that no longer seals — or if many units on the same elevation have failed together, replacing the entire window can make more sense than repeatedly swapping glass. It is a larger project, and a decision about the window as a whole rather than the fog alone.

Defogging, with realistic expectations

Some companies offer a defogging service: they drill a small port in the glass, flush the cavity, and install a valve to let it breathe and dry. It can clear the visible fog and costs less than replacement. But it does not restore the seal or the insulating gas fill, so the unit’s insulating performance is not returned to original, and the interior surfaces can eventually re-cloud or retain the mineral etching moisture left behind. Defogging is a cosmetic, partial fix — worth understanding as such before choosing it over replacement.

What cleaning does and does not solve

People often first notice interior fog while cleaning windows, because clean exterior glass makes the internal haze more obvious. That raises a fair question: is any of this actually a cleaning problem? Sometimes part of it is.
