Efflorescence: Why the White Haze on Pavers Keeps Coming Back

The chalky white bloom that appears on pavers, natural stone, and concrete is efflorescence — a deposit of mineral salts, not dirt. It is the reason a patio can look clean the week after a wash and hazy again a month later. Understanding what efflorescence actually is explains why ordinary pressure washing does not resolve it, and why the cycle keeps repeating.

What efflorescence actually is

Efflorescence is the crystalline residue left behind when water carries soluble salts to the surface of a masonry material and then evaporates. The salts — most commonly calcium hydroxide and calcium carbonate, along with sulfates and chlorides — originate inside the pavers, the setting bed, the jointing sand, or the base beneath them. Water dissolves these salts, migrates upward through the porous material by capillary action, and reaches the surface. When the water evaporates, the salt is left as a fine white powder or a hard mineral crust.

This is why the haze is not removed by sweeping and returns after cleaning. It is not sitting on top of the stone the way soil does. It is being delivered from within, and as long as moisture keeps moving through the material, more salt keeps arriving at the surface. The bloom is a symptom of water movement, not a surface stain in the ordinary sense.

Primary versus secondary efflorescence

The distinction matters because the two forms behave differently over time.

  • Primary efflorescence appears on new installations, usually within weeks to months of laying pavers or pouring concrete. It is driven by the water still curing inside fresh cement products and typically diminishes on its own over the first year as the free salts are exhausted.
  • Secondary efflorescence appears on established surfaces and is driven by an outside water source — irrigation, poor drainage, a high water table, or a leaking joint. Because the water supply is ongoing, secondary efflorescence recurs indefinitely until the moisture path is addressed. This is the version most homeowners find frustrating, because the patio is years old and the haze keeps coming back.

Why ordinary washing makes it return

The instinct when a patio hazes over is to wash it, and a strong rinse or a pressure wash does remove the visible bloom for a time. The problem is that plain water is the exact mechanism that drives efflorescence in the first place. Flooding the surface with water dissolves the existing salt crust, drives some of it back down into the material, and re-wets the capillary paths. As that water evaporates over the following days, it carries a fresh load of salt to the surface. The patio looks clean the afternoon of the wash and hazy again within weeks.

Pressure washing alone treats efflorescence as if it were dirt. It is chemistry, not soil, and it responds to chemistry — not to volume of water and pressure. In fact, aggressive pressure washing can make matters worse by opening the pore structure of the paver surface, etching softer stone, and stripping the joint sand that helps regulate moisture between units. Once the joints are compromised, more water reaches the base, and the salt supply effectively increases. How efflorescence is properly treated

Correct treatment works with the chemistry of the salts rather than against it, and it separates the removal of the existing bloom from the control of what causes it.

Dry removal first

Light, fresh efflorescence is often best addressed dry, before any water is introduced. Stiff-bristle brushing or dry buffing lifts loose surface powder without dissolving it and driving it back into the stone. Removing what can be taken off dry reduces the amount of salt that a later wet step has to handle.

Specialized efflorescence cleaners

The mineral crust that resists dry removal requires a cleaning product formulated for the purpose — typically a diluted acidic solution designed to dissolve calcium carbonate deposits. These are not the same as general degreasers or the sodium-hypochlorite mixes used for organic staining. The acid concentration, the dwell time, and the thorough neutralizing rinse afterward all matter, because an acid left too long or rinsed incompletely can etch stone, burn the surface of the paver, and even trigger a new round of efflorescence. Natural stone such as limestone and travertine is calcium-based itself and can be damaged by the very acids that clear efflorescence from concrete pavers, which is why material identification precedes product selection.

Controlled, not flooded, application

Why sealing changes the cycle

Removing the current bloom does nothing about the water that will deliver the next one. This is where sealing becomes the meaningful intervention, because a properly chosen and applied sealer interrupts the moisture path that efflorescence depends on.

A breathable penetrating sealer reduces the water absorption of the paver and slows the capillary movement that carries salt to the surface. The word breathable matters. A sealer that traps moisture inside the material without allowing vapor to escape can push efflorescence beneath the surface or cause the sealer itself to cloud and blister. The correct product for a given stone, applied only after the surface is fully cured and dry and the existing efflorescence is removed, is what makes sealing effective rather than counterproductive. Timing is everything here — sealing over trapped salt or trapped moisture locks in the problem. What sealing does not do

  • It does not fix a drainage problem. If irrigation overspray, a downspout, or a grading issue is feeding water to the base of the pavers, sealing the top surface slows but does not stop the salt supply. The water source has to be corrected as well.
  • It is not permanent. Sealers wear and must be reapplied on a schedule that depends on the product, the traffic, and the climate. A sealed patio is a maintained patio, not a solved one.
  • It cannot be applied over existing efflorescence. Sealing traps whatever is on and in the surface at the time. The bloom has to be removed and the surface allowed to dry first, or the sealer locks the haze in place.

Climate and the markets where this shows up

Efflorescence is more visible in some conditions than others. In the desert climate around Paradise Valley, heavy irrigation against hardscape combined with rapid evaporation drives salt to the surface quickly — water is applied, wicks up, and evaporates fast in the dry heat, leaving a bloom behind. In coastal markets such as Jupiter Island and Golden Beach, salt-laden air and a high water table add outside sources of chloride salts to the equation. In the milder, wetter conditions around Atherton and Los Altos Hills, slower evaporation can mean the bloom is less dramatic but more persistent.
