Most two-story window work assumes a flat lawn to set a ladder on. A Los Altos Hills property rarely offers one. Homes sit on graded pads cut into the hillside, so the ground beneath a second-story elevation is often a slope, a retaining wall, a planted bank, or the edge of a driveway that pitches for runoff. Footing dictates everything here: where a ladder can safely stand, where a water-fed pole must reach instead, and how a partner protects hardscape and plantings while working above them. Getting the glass clean is the easy part — reaching it without marking the stucco, the copper gutters, or the bank below is the real discipline.

Then there is the canopy. Coast live oaks shed year-round on these lots, and their pollen catkins, tannin-laden leaf drip, and honeydew from the insects they host settle onto upper glass and etch into the film that marine fog leaves behind. That fog is the second constant. Marine air pushes over the Peninsula ridgeline most mornings, and as it burns off it deposits a fine mineral haze that flat-out will not wipe away with a household squeegee. Left through a season, it hardens with each fog cycle into a spotted, cloudy layer on the exact west- and valley-facing panes that were installed for the view.

Well and hard water compound it. Much of the Hills runs mineral-rich supply, and overspray from irrigation or a garden hose dries into calcium spotting along the lower sashes of tall units. This is why swappable boilerplate fails a house here — the surface is large-format view glass, the setting is a slope under an oak, and the soil load is fog mineral plus tannin, not city grime.

1. The partner walks the footing before touching glass — mapping where ladders can be safely and non-destructively set on the graded pad versus where a water-fed pole must do the reaching from level ground, and staging protection over any bank, retaining wall, or driveway edge below the elevation.
2. Upper view panes are cleaned with purified, deionized water through a reach pole so no mineral is reintroduced as it dries — the only reliable way to clear hardened marine-fog haze from large west- and valley-facing glass without spotting and without a ladder scarring the stucco.
3. Oak-specific soils get their own step: tannin drip and honeydew are broken down before the final rinse rather than smeared across the pane, and divided-lite muntins and frame channels are detailed where catkins and pollen collect.
4. Lower sashes and any hard-water calcium from irrigation overspray are treated at their own chemistry, and screens, tracks, and sills are cleared so the next fog cycle has less to bond to.

• Late spring, once the oak pollen catkins have finished dropping (May into June) — clearing glass before the dry season locks the pollen film in place with fog mineral.
• Early fall, after the summer fog season eases (September) — the marine haze that built up morning by morning over summer is at its heaviest and hardest on view glass.
• Before winter storms arrive (late October into November) — going into the wet season with clean, sealed glass so rain sheets off rather than driving accumulated grime into the frames.
• After a wet winter, once the rains break (March) — clearing the mud splash, debris, and mineral runoff that hillside storms throw onto lower elevations.
• Ahead of any spring or early-summer event, when valley-facing view glass needs to read as invisible for guests.
