By the time a Golden Beach renovation reaches its final walk, every trade has left a mark on the windows. Stucco and render splatter, thinset and grout haze, joint-compound dust, primer and paint overspray, silicone and caulk smears, and adhesive from protective film and shipping labels all layer onto the same pane — and each demands its own removal. Alkaline concrete splatter will etch glass if it is scrubbed dry, while cured silicone must be softened and lifted rather than dragged across a coating.

The bigger hazard is what a blade can do. Rebar cutting, rail welding, and grinding throw fine metal fallout that lands on glass and oxidizes into rust freckles that bond to the surface. A careless razor pass across tempered glass with fabricating debris underneath leaves permanent micro-scratching that no cleaning corrects, and on large ocean-facing picture windows that damage is impossible to hide.

Then the site is on the water. Salt-laden, humid air bonds loose construction dust into a tenacious film within days, and every hour the residue sits it sets harder against the ocean exposure. Post-construction glass here is a timing problem as much as a technique problem — it has to be handled promptly after the trades finish, in the right order, and well before the owners return for the season.

1. Inventory the glass before any tool touches it — tempered, laminated impact, soft-coat Low-E, and mirrored panes are identified and logged so method is set per opening and blanket razor use is never assumed.
2. Soften and lift rather than grind — dwell solutions are held on concrete splatter, thinset haze, and silicone, with controlled scraping reserved only for uncoated annealed glass, kept wet and worked at the correct angle so the blade never rides over trapped grit.
3. Treat metal fallout before it etches — rust freckles from grinding and rail installation are chemically addressed while still surface-bound, and aluminum or stainless frames, tracks, and weep holes are flushed of masonry grit.
4. Finish with a salt-free pure-water rinse — a deionized final rinse leaves no mineral or salt film to flash back, and frameless railing channels and glass edges are detailed so nothing seeds a new stain.

• After the final punch list — once stucco, tile, paint, and rail crews have fully cleared, so freshly cleaned glass is not re-coated by a returning trade.
• Once protective film and labels come off — adhesive left behind should be removed before summer UV and salt air bake it onto the coating.
• After pool deck and coquina or paver drive work — masonry dust from lower-level hardscape settles onto ground-floor and railing glass and needs a dedicated pass.
• Ahead of the November dry-season return — seasonal owners arriving for winter should walk into clear glass, not a residue film that has set through the wet months.
