Travertine is a porous calcium-carbonate stone laced with natural voids, most of them filled at the quarry or on site. On an Atlantic barrier island that composition is a liability. Wind-driven salt spray carries chlorides deep into the pores, where they crystallize, expand, and spall the surface from the inside out. The routine acid cleaners a general pressure-washing crew reaches for will visibly etch, dull, and pit the stone — calcium carbonate simply dissolves in acid, and there is no reversing it.

The humidity does its own damage. Shaded, near-constantly damp decks and terraces grow algae, mildew, and black mould in the pore structure and along every grout line, and the film returns fast in the island microclimate. Overhead palm shed drops fronds and berries that leave tannin staining and organic debris lodged in the tumbled texture. Where the travertine meets coquina or shell-stone coping, sea walls, or steps, the surround is softer and more porous still — cleaned wrong, it sheds grain and rounds its edges.

Pressure itself is the final trap. High PSI blasts the cementitious fill out of the voids and opens the face of the stone to still more salt intrusion, so a job that looks clean on the day accelerates the decay underneath. This surface has to be read for seal condition, cleaned soft, and — critically — flushed of chlorides, not just rinsed.

1. Read the stone first — confirm whether the travertine is sealed or bare, tumbled or honed, and test a discreet area, then select an alkaline or pH-neutral biocidal cleaner suited to calcium stone. No acid, ever, and nothing that would strip an existing sealer unevenly.
2. Clean with low-pressure surface tooling at a controlled PSI that lifts salt haze and biofilm without excavating the fill from the natural voids or burnishing a honed finish. Coquina and shell-stone surrounds are worked softer still, by hand where the coping is thin.
3. Dwell the chemistry and agitate with soft brushes to draw algae, mildew, and black mould out of the pores and grout, and to release palm tannin and lodged organic debris rather than driving it deeper. Stubborn tannin shadows are treated as spot work, not blasted.
4. Flush the whole run with fresh water to purge chlorides from the pore structure — not a cosmetic rinse — and advise on resealing, since a breathable sealer is the only durable defence against salt in this environment.

• Late May, before hurricane season opens June 1 — clear the winter’s salt film and organic buildup so debris has fewer places to lodge when the first systems arrive.
• After any named storm or tropical system passes — heavy salt-spray coating and wind-driven palm debris should come off promptly, before chlorides work into the pores and biological staining sets.
• End of the summer wet season, September into October — the peak humidity months leave algae and black mould at their heaviest across shaded decks and grout lines.
• After spring palm shed — fronds and berries drop tannin that stains porous travertine if it sits through the warm months.
• Ahead of the December return of the winter-season household — a full reset of the salt-dulled deck and terrace before entertaining resumes and guests are back on the stone daily.
