Stucco is a cement-based plaster laid over lath and skimmed to a fine texture, then sealed with an elastomeric or acrylic coating. That texture is what gives a Golden Beach facade its soft, hand-troweled character, and it is also what makes the surface hold everything the ocean throws at it. The film is porous by design so the wall can breathe, which means salt aerosol off the Atlantic, humidity off the Intracoastal, and organic spore load all settle into the low points of the texture rather than sitting on top where a rinse could reach them.

The dominant stain here is biological. Gloeocapsa magma — the black-to-green algae that streaks so many South Florida walls — thrives on a barrier island where warm nights, salt, and near-constant humidity never let a surface fully dry. It feeds on the coating and on the dust bound to it, and left alone it etches and lifts the paint film from beneath. Layered over that is the palm shed: fronds, seed drop, and sap that ghost rust-brown tannin runs down a north or east elevation, plus the fine mineral haze salt leaves as it dries.

None of this responds to pressure. Force drives water behind the coating, blows out hairline plaster cracks, and strips the very film that protects the wall — which is why this is a chemistry problem solved at low pressure, not a blasting job.

1. The partner reads the coating first — elastomeric, acrylic, or bare lime stucco each tolerate a different dwell and dilution — and tests an inconspicuous return before touching a visible elevation, because a chalking or previously patched wall behaves nothing like fresh paint.
2. Cleaning is done by soft wash: a low-pressure application of a hypochlorite-and-surfactant solution that kills the algae at the root rather than shearing it off the surface, so the black returns far more slowly than after a pressure rinse.
3. Salt and mineral haze are addressed as their own step — a neutralizing rinse that carries chloride out of the porous film instead of leaving it to draw moisture back in — and adjacent coquina, shellstone, or paver drives are pre-wet and their planting beds protected from runoff.
4. The wall is worked top down, parapet and soffit before body, so palm-tannin runs and dissolved growth flush downward once, and the elevation dries to an even tone rather than a streaked one.

• Late spring, before the rainy season opens in June — clearing the algae before daily afternoon storms and peak humidity keeps regrowth from taking hold across the wettest months.
• After hurricane season closes in late November — storm-driven salt spray and wind-blown debris leave a facade hazed and loaded with spores that a dry-season wash resets cleanly.
• When black streaking reappears on north and east elevations — the shaded, slow-drying faces show gloeocapsa first, and treating them early protects the coating from being lifted.
• After heavy palm shed or crown trimming — fresh sap, seed drop, and tannin runs stain far more stubbornly once they bake into the texture under Florida sun.
• Ahead of the winter season or a listing — an even, algae-free skin reads as a maintained estate the moment a wall catches low coastal light.
