Stucco is a porous cement-and-lime plaster laid in two or three coats over lath. The pressure a paver motor court shrugs off will etch a sand-float or dash texture, open hairline map-cracking, and drive water past the finish coat and behind the weep screed into the wall cavity — where, on a framed Atherton home, trapped moisture becomes a slow and expensive problem. This is exactly why the surface is soft-washed rather than pressure-washed: chemistry does the cleaning at little more than garden-hose pressure, and the operator’s judgment does the rest.

Atherton’s setting makes the growth relentless. The same canopy sheds leaf litter and drips tannin-laden water that streaks a pale finish rust-brown, while years of irrigation overspray leave mineral efflorescence blooming white through the coat and lichen crusting the rougher, weather-side dash finish.

None of this comes off with a blast of water, and much of it returns within a season if the spores are only rinsed rather than killed. A partner treats each elevation with a measured biocide, lets it dwell, and rinses gently — matching the chemistry to the coating, because integral-color plaster, an elastomeric paint, and a limewash each tolerate chlorine differently, and the planting at the footing has to be pre-wet and shielded first.

1. Identify the coating and finish before touching a full wall — bare integral-color plaster, elastomeric paint, or a traditional limewash — and test the chemistry on a low, out-of-sight elevation, since Atherton’s older estates and newer builds carry very different stucco systems.
2. Dilute a biocide to the growth actually present, apply it at low volume, and let it dwell so algae, moss, and lichen die at the root rather than smear — the only way to slow regrowth on a shaded, fog-fed north wall.
3. Rinse from the top down at genuine soft-wash pressure, keeping water off the weep screed and out of window heads and light fixtures, so nothing is forced behind the finish coat or into the framed cavity beneath it.
4. Address oak and redwood tannin staining and mineral efflorescence with their own targeted treatments after the biological growth is cleared, pre-wetting and tarping the surrounding beds so runoff never scorches mature planting.
