The dominant problem on an Atherton estate is not dirt — it is biology. Sitting in the Peninsula marine layer, north- and east-facing elevations rarely dry out fully between the morning fog burn-off and the next evening’s damp. Mature coast live oak and redwood canopy hold that moisture against the wall and shed a steady rain of tannin-rich litter and drip, and the result is the familiar signature of these grounds: black streaking from airborne algae, a green film on shaded stucco, velvet moss seated in shingle keyways, and grey lichen crusting stone veneer and cast stone. None of that is loose. It is rooted, and rinsing alone will not remove it.

This is also why a pressure wand is the wrong instrument here. Soft washing exists precisely for this condition. A correctly diluted biocide, allowed to dwell, kills the organism at the root and lets a gentle rinse carry it away — so the elevation stays clean for seasons rather than weeks, without a drop of water forced where it does not belong.

The partner reads the wall material by material and elevation by elevation — noting which faces sit in permanent redwood and oak shade, where tannin and moss have taken hold, and which finishes (oiled cedar, factory-primed clapboard, integral-color stucco) will dictate dilution — before any product is mixed.
2. Atherton’s mature specimen gardens are protected first: beds are pre-wet and saturated, prized plantings tarped or bagged, and runoff directed away from root zones, so the biocide chemistry never reaches the landscape that makes these properties what they are.
3. A soft-wash solution matched to each substrate is applied at low volume and given time to dwell — long enough to kill algae, moss, and lichen at the root — then carried off with a controlled, low-pressure rinse that cleans the surface without stripping finish or driving water behind stucco and siding.
4. Shaded, slow-drying elevations get a heavier or repeated treatment, and the partner leaves you a clear read on which north faces will re-colonize first — so the re-service interval is set by the wall’s real exposure, not a generic annual date.

• Late spring, as the wet winter closes — after November-through-March rains have driven a full season of moss and algae growth, the dry window is the time to strip it back before summer guests and events.
• Ahead of the first autumn storms — treating in September or October knocks the organism down before the rains return, so it cannot overwinter and rebound across the wet months.
• When June gloom lingers on a north wall — if the marine layer keeps a shaded elevation damp into midday and a green or black film is spreading, the colony is active and worth addressing rather than waiting.
• After a heavy oak or redwood shed — tannin streaking and packed litter in shingle keyways signals the canopy is feeding growth against the wall.
• Before a listing, wedding, or family gathering — when the exterior needs to read immaculate on a fixed date and there is no room for weather to intervene.
