The marine layer that spills over the Santa Cruz Mountains does not burn off a Los Altos Hills hillside the way it does on the valley floor. North and east elevations sit in shade under coast live oaks and stay damp well past mid-morning, and that standing moisture is exactly what algae, mildew, and lichen need to colonize a wall. What reads as grey staining or a green film on stucco is living growth with roots into the surface — it will not rinse away, and it comes straight back if it is only knocked loose.

This is why pressure is the wrong tool here. A machine strong enough to strip lichen off lime-based or acrylic stucco also drives water behind the finish, chips the aggregate, and eventually forces paint off wood siding and trim. Soft washing inverts the logic: a low-pressure application of the correct surfactant and biocide dwells on the surface, kills the organism at the root, and lets a gentle rinse carry it off. The wall is cleaned by chemistry and contact time, not force, so the finish is left intact.

The hillside itself adds a second constraint most flat-lot cleaning never faces. Graded driveways and sloped grounds send every gallon of rinse downhill toward oak root zones, ornamental beds, and the creeks that feed the Bay watershed. Solution strength, plant pre-wetting, and where the runoff finally lands all have to be planned before the first panel is wet — the work is as much site management as it is cleaning.

1. Walk the elevations by exposure first — the shaded, oak-canopied north and east walls carry the heaviest fog-driven growth and are dosed and dwelled differently than the sun-dried south and west faces, which mostly need pollen and oak honeydew lifted.
2. Identify the finish before mixing anything: troweled stucco, acrylic-elastomeric coating, painted cedar or board-and-batten, and cementitious trim each tolerate a different biocide concentration, and the weakest surface on the wall sets the strength for that run.
3. Pre-wet and protect the downhill path — soak oak root zones and ornamental beds, and stage the rinse so solution is diluted and directed away from graded driveways and the creek lines rather than allowed to sheet straight down the slope.
4. Apply at low pressure, let the solution dwell until the growth releases, then rinse from the top of each elevation down so nothing streaks or re-deposits — verifying that lichen is killed at the root, not merely faded, before moving to the next face.

• Late April into May, once the winter rains have closed and the walls have dried out — the ideal window to clear a season of fog-fed bloom before summer entertaining.
• September and October, after a summer of oak pollen and aphid honeydew has filmed the sun-facing elevations, and before the first autumn storms drive fresh moisture into the finish.
• When shaded north and east walls green over — a visible film or grey lichen on stucco means the growth is established and will keep spreading through the damp season if it is left.
• Before repainting or resealing siding or trim, so a fresh coat goes over a biologically clean, root-killed surface rather than sealing live growth underneath it.
• Ahead of a listing, open house, or event, when the entry elevations and motor-court-facing walls need to read crisp under the flat light of a foggy Peninsula morning.
